General conditions/Payment:

The deposit of DKK 1.000,- (EUR 140) must be paid no later than two weeks after the contract is signed. One signed copy of the contract is to be returned to the tourist office – at the same time the deposit must be paid. The balance must be paid to the tourist office no later than 8 weeks before arrival. For tenancy agreements entered later, the full amount must take place at the time stated in the agreement.

Deposit
The deposit is returned when the house is approved by the owner, and is paid to the tenant app. 3 weeks after departure. The deposit will be returned through your bank, if the following information is given together with the booking: Name and address of the bank, bank account number, swift code, sort code and IBAN number. If this information is not given or not correct, the deposit will be returned by check, deducted the cost to the bank.
By 4 weeks tenancy, the deposit amounts to DKK 6000,- (EUR 833). The deposit will be returned within 10 days after departure according to our general conditions.

Addition
The price does not include the use of electricity, unless this has been stated in the description of the house or on the tenancy agreement. The rate for electricity is DKK 2.25/kWh. Settling of electricity is made directly with the owner. You can find the slips for settling of electricity in the house.
The tourist office does not take any responsibility for any price regulations due to alterations in supplier cost, adjustments etc. At each tenancy agreement a compulsory dispatch fee of DKK 100,- will be charged.

Cancellation/Alteration of tenancy agreement
A cancellation can only take place in writing and is only valid from the date, where it arrives at the tourist office. By cancellation up to 8 weeks before the date of arrival the deposit is lost. By cancellation less than 8 weeks before the date of arrival the tourist office withholds the total amount. By changes in the rental period or of the holiday house a fee of DKK 250,- is charged.

In case of illness
A compulsory cancellation fee of 4% is included in the price of the rent. In case of serious illness or death of the tenant or close family, you can therefore cancel the tenancy agreement and the deposit and the full rent amount will be refunded without any deductions. A medical certificate is required for the above.

Complaints
Complaints must take place in writing and given to the tourist office, who will forward the complaint on to the owner of the house, if the tourist office cannot undertake the responsibility. Complaints must incessantly be given to the tourist office no later than 48 hours after arrival. Defects or faults which arise later must be given to the tourist office immediately. Complaints given later (for instance after departure from the holiday house) cannot be recognised. In matter of disputes that cannot be solved with the intervention of the tourist office, the tenant will receive the owners name and address from the tourist office. The dispute between owner and tenant is hereafter irrelevant to the tourist office. Any dispute- either between the tenant and the owner or between the tenant and the tourist office is settled according to Danish rules of law. Lawsuits can only be brought in action at the court in Silkeborg, which is listed as venue.
 
General conditions
  1. The tourist office is committed to run its business in accordance with good business costume. The selection and the description of the holiday houses are undertaken with care and based on inspections. The tourist office is not the owner of the holiday houses, but only intermediary of the tenancy agreement between the owner and the tenant.
  2. The tourist office is not responsible for any damages which the tenant, or the persons which accompany the tenant or their property cause during the tenancy period. It lies with the tenant to make the necessary insurance.
  3. The owner and the tourist office does not take any responsibility in connection with the occur-rence of insects (ants, bees, mice, earwigs, flees etc.) in or at the house. The owner and the tourist office do not take any responsibility for suddenly occurred damages (storm, breakdown of instalments and breakdowns, blocked pipes etc.) and the side effects of these, but will make sure that the damage is repaired as soon as possible after the complaint is handed in.
  4. The tourist office does not take any responsibility for changes that has nothing to do with the actual stay in the holiday house (for instance changes of bathing possibilities, fishing rights, in-creased taxes and dues, the closing down of bus lines and shops, road and construction works, environmental pollution etc.) such as the tourist office does not take any responsibility for an impaired stay when this is due to an act of God, local regulations and orders (e.g. flooding, bath-ing prohibition, shortage of water, poorer quality of the drinking water, closing down of swim-ming pools etc.).
  5. The number of persons listed in the brochure must be in accordance with the number of persons actually staying in the holiday house. The owner and the tourist office have the right to send away extra persons. Camping in tents and caravans on the ground is not allowed. Flea free pets can only be brought if the house has a dog symbol in the catalogue.
  6. The owner and the tourist office have the right to expel the tenant immediately without compen-sation if the signed tenancy agreement is seriously broken. The tenant is responsible for the cleaning of the holiday house. By departure the house, furniture and outdoor ground must be cleaned and left in the same condition as by arrival. Possible damages, lack of cleaning etc. by departure will – if possible – be deducted from the deposit of the holiday house.
  7. The responsibility for lacks by the rented holiday house, for breaking the tenancy agreement and any other responsibility in connection with the holiday house lies only by the owner. The tourist office does not take any responsibility, except for those listed in these conditions.
  8. Both the owner and the tourist office can cancel the tenancy agreement without any notice and without any responsibility, if natural disasters, strikes, war, pollution, oil-/gasreductions, cur-rency restrictions, epidemics or other acts of God are valid.
Reservations
The tourist office makes reservations regarding price changes, law reforms, increased taxes, changes in exchange rates and misprints in the catalogue.
Furthermore, the tourist office makes reservation for possible changes in the number of houses offered for rental.
